What is the Most Important Part of a Renovation Project? Document, Document, Document

Every home renovation project is broken down into multiple phases. Once the design has been completed, we move into the documentation phase, also known as Construction Documents. At EBO Design+Build, this is the most important part of the renovation process. Let me tell you why.
WHY COMMUNICATION IS KEY
​The design phase allows us to “create the pretty” by selecting everything to transform your outdated space into a functional oasis. This transformation will go nowhere though if it’s not communicated properly to our trade partners and vendors.

Without proper communication, the wrong items are purchased and installed, or the right item is purchased but is installed incorrectly. Without thorough documentation, the client has no leg to stand on as the contractor or vendor can plead ignorance. Maybe they “didn’t see that email” or “didn’t read that note” – unacceptable in our opinion. You’re spending your hard-earned money to get a room you love, not to earn more frustrations.

THE RESIDENTIAL RENOVATION INDUSTRY DOES WHAT?!
In our personal experience, the residential renovation industry is a bit like the wild west – chaotic and disorganized. Some interior designers and contractors go by luck – they use post-it notes and emails to communicate everything. This results in items being forgotten and rework needing to be done. Or worse, clients are forced to live with it.

We don’t believe in taking that chance, so we document everything thoroughly. This includes demolition plans, floor plans, electrical plans, finish plans, finish schedules, and construction details. Our design package is one of our biggest differentiators from the competition. It allows our trade partners to know exactly what work is expected of them, and to price their services accordingly so there are no sudden surprises later.

My previous experience designing and drafting for commercial buildings and high-end custom homes required a high level of documentation. I’ve brought that experience into the residential renovation industry, as it should be, because it ultimately leads to a smoother renovation execution, lowering our client’s anxiety and overwhelm.
