Planning a home renovation project? Read this before you begin.
If you’ve been thinking about a home renovation, you probably feel ready.
After all, it’s been on your mind for a while. You’ve been watching renovation shows. You’ve saved inspiration photos. You may be considering when to hire a contractor or start reaching out to professionals.
It feels like your time. You can already picture it - a space that finally works the way your family does! How exciting!
But over the years, I’ve found that there's one more layer that helps turn all that excitement into a successful project: preparation.
Let me explain. It's like grocery shopping - I'll need a few things and head out to the store. I'll even have a list.
But if I don’t ask my husband and kids what they need, think about the week ahead, or check what’s already in the pantry, I inevitably forget something. Or I buy the wrong things. Or I end up going back again.
It's not that I wasn't ready. I just hadn't zoomed out and really prepared.
It’s the same with your renovation. The difference between feeling ready and being prepared protects your timeline, your budget, and your sanity. It’s a much better experience.
So before you dive in, let’s walk through a few questions that will help you move forward with more clarity and confidence.
Get Clear On Your Renovation Goals
Whether it's your career, your fitness, or your home renovation, it always helps to have a north star - your answer to the question "why"?
So why are you renovating?
Maybe there are friction points that are getting on your nerves, like an awkward kitchen layout or a lack of storage. Perhaps your family has grown, and the space no longer functions as it once did. Maybe this is your forever home, but it just doesn’t feel like it yet.
Then, think about the scope of your project.
Are you renovating your entire home, or just certain areas? Are you including both interior and exterior work? Are structural changes part of your renovation plan? Once structural changes are involved, you’re entering a different level of planning, engineering review, necessary permits, and building code compliance.
If this feels overwhelming, take a breath. You don’t need all the answers today. That’s part of our job. But beginning to clarify your vision will make your renovation planning far more productive.
Who is Leading and Managing Your Project?
1. How are you going to make decisions about this project?
Every renovation is made up of what feels like 38 million decisions. That might be an exaggeration, but not by much.
If you’re the sole homeowner, that's simple. If you’re renovating with a spouse or partner, how will you handle decisions? Is one of you taking the lead, or is it more collaborative?
Clarity here prevents frustrations later.
2. Who will be responsible for coordinating your project?
Remember those 38 million decisions? Well, someone will have to manage them.
Someone has to coordinate your contractor and the other professionals. Someone will need to ensure it happens in the right order and address any issues that arise.
If you're looking at full-service design, that coordination is built into the process. If you're not, take a moment to consider how you'll manage a renovation project alongside work, family and the rest of your life.
Understanding the renovation process
1. Are You Prepared for the Realities of a Home Renovation?
When you're used to seeing renovations framed as a 42-minute HGTV episode, the reality can be surprising.
There are permit timelines. Product lead times. Inspections. Dust. Noise.
Even the most successful renovations look messy when you're in the middle of the project.
The difference between a stressful experience and a smooth one often comes down to expectations.
2. Do you have a realistic renovation budget?
A renovation budget is more than a number you’re comfortable spending. It should account for design, construction, finishes, contingencies, and temporary living costs.
3. Do you have a realistic timeline for this project?
When are you hoping to start? When do you need to finish?
Make sure you’ve allowed enough time for design, permits, ordering materials, custom cabinetry, and even specific fixtures you may have your eye on.
It’s also wise to build in a little extra breathing room.
For example, if you’re planning to host your family over the holidays, you don’t want to begin your renovation too late in the year. A rushed timeline can turn what should be an exciting final reveal into a stressful scramble.
Prepare Your Home & Your Family
1. What do you need to do to prepare your home for a renovation or remodel?
Preparing your home for a renovation often starts with the practical things.
It might mean going through closets and cabinets and deciding what’s actually coming back into the space once it’s finished. It might mean arranging storage for a few months or protecting pieces that matter to you. It may also involve planning to protect adjacent rooms from dust and heavy foot traffic during construction.
It’s also worth looking a little deeper. Are there any home improvement tasks to consider? Do your electrical and plumbing systems need updating? Are there structural considerations that could affect your layout?
When we meet, we'll look at making sure your home is truly ready for your project.
2. Have you planned for where you'll be during the renovation?
Will you remain in your home during construction? If so, what will daily life look like?
No kitchen means new routines. Limited bathrooms mean adjustments. Hosting may be off the table for a while while you have new floors installed.
If you’re relocating temporarily, that cost will be part of your budget. If you'll be living in your home, you'll want to consider how you'll live until the renovation is complete.
